I know how selling agents work. How a campaign is run, what a price guide is really for, the lines used to hurry you along and how an agent behaves when an offer lands. In the pockets I work most, I know the agents themselves. I also look at the street, pocket, layout and surrounding land use, and why two superficially similar properties can have very different value.
I work from comparable sales, not the agent's guide, and show you which sales I kept, which I threw out and why. Market value stays separate from what the home may be worth to you personally.
Title and easements, planning controls, council approval history, flood and bushfire mapping, flight paths and what is planned next door. If the listing says granny flat potential, I check that against the planning controls before it gets priced into your offer.
The selling agent negotiates for a living. I do the same risk and valuation work a lender does, and I use it on your side, before the pressure starts. If the numbers stop making sense, I will tell you to stop or walk away.

I work the market across listed, pre-market, private and other opportunities, speak with agents, inspect and narrow the field to properties that genuinely suit the brief. Finding the right one is a real job and I treat it that way. Those conversations also tell me how each agent is running their campaign, which is worth as much later as the shortlist is now.
Before we talk about making an offer, I look at the property itself: layout, condition, street position, liveability, future flexibility and the compromises that affect enjoyment and resale.
I check title, planning controls, council approvals, hazard mapping and what is happening next door, then coordinate the legal, building, pest, strata and specialist reports. Anything that needs your solicitor or a planner to confirm gets flagged, not guessed.
I work through the comparable sales and what the reports should change about the price. You get an opening number, a target and a walk away point in writing before anyone talks money with the agent.
If the property stacks up, I deal with the selling agent and negotiate or bid on your behalf within the price and terms we agreed, then stay involved through to settlement. If it does not stack up, we leave it alone.

For each one I review the property, work through the comparable sales and due diligence, set a sensible price, plan the negotiation and deal with the selling agent. One engagement covers up to three properties, so if the first one falls over we go again.
