This service is for buyers who have found the property and want someone to prepare for the auction and bid on their behalf.
The work starts before auction day. We need a defensible view of value, the due diligence completed and a firm limit that accounts for both the market evidence and what the home is personally worth to you. The number we land on comes from the same risk and valuation work a lender would do.
A clear view based on the risk and valuation work a lender would do, the comparable sales, the property itself and its exact position. The quoted guide is a marketing number.
The contract and appropriate building, pest, strata or specialist checks completed before you bid unconditionally.
A number agreed in writing before the auction, with no vague instructions to see how it feels on the day. If the bidding goes past it, I stop.
Agent feedback, bidder interest, campaign timing and any pre auction opportunities worth considering.
A practical plan for opening, responding and controlling the pace without turning it into theatre.
When a property passes in, the negotiation usually starts straight away. We agree beforehand how I handle that conversation and where it stops.
Give me the property address, auction date and what has already been reviewed.
We confirm the value evidence, due diligence and whether bidding is the right plan.
We agree on the bidding approach and the exact walk away point before auction day.
I handle the auction, and the negotiation if it passes in, within that authority.
Auction bidding assumes the valuation and due diligence are already done. If they are not, tell me early and we can look at Assess and Negotiate instead, which covers that work as well as the bidding.
Likewise, if the auction is tomorrow and the contract has not been reviewed, I am going to be honest about the timeframe.
Call or text me with the campaign details. I will tell you what needs to be completed and whether there is enough time to prepare properly.
